PROFESSIONAL BACKGROUND

Tom McDugall is an executive managing director in Newmark Knight Frank Smith Mack’s corporate services division. Tom is responsible for overall program and account management; providing multi-market clients with a methodology and process to proactively control and manage their real estate assets and reduce overall costs. Tom brings his financial, business and multi-market real estate expertise to servicing NKFSM’s clients.

Tom has over 17 years of corporate and global real estate experience. Prior to joining Newmark, Tom was the CFO for SunGard Financial Systems, a $3.5 billion division of SunGard Data Systems Inc. where among his responsibilities were procurement and real estate management. With SunGard Financial Systems, Tom was responsible for a global real estate portfolio that included a combination of more than 200 owned or leased facilities, including eight data centers, which exceeded over $100 million of annual expense.

Tom’s significant experience in multi-market corporate real estate includes a hands-on knowledge of lease administration, market analysis, site selection and transaction negotiation and management. Tom has a deep appreciation for the day to day real estate administration requirements as well as the development and execution of a portfolio-wide strategy in support of overall client business and operational requirements.

While at SunGard Financial Systems, he managed a $10 million real estate “cost reduction strategic initiative”. This initiative involved the implementation of a flexible governance structure supported by the standardization of the real estate administration and procurement process, renegotiation of above market leases, roof top and data center consolidations, and the implementation of workplace strategies that significantly improved office density ratios. Throughout Tom’s career with SunGard he partnered with Newmark Knight Frank Smith Mack in the administration, portfolio-wide execution and streamlining of SunGard’s global real estate assets.

Tom earned his Bachelor of Science in Accounting from Villanova University and was issued his CPA license by the American and Pennsylvania Institutes of Certified Public Accountants (AICPA and PICPA) and spent 12 years with Coopers & Lybrand, now PricewaterhouseCoopers.
